Fast, Reliable HVAC Cleaning Across Foster City
HVAC cleaning in Foster City typically costs $280-$580 for a complete system service, and most jobs are finished in a single visit. We’re usually on Beach Park Boulevard or Edgewater Boulevard within 45 minutes of your call.
We’ve been driving to Foster City since 2012, back when the lagoon neighborhoods were still new construction. Ray Castillo built Bellows Air Duct & Vent Co. on a simple idea: show the homeowner exactly what’s in their ducts before you touch a tool, quote one honest price, and stand behind the work for 90 days in writing. Forty-two years later, that hasn’t changed. We know the 94404 ZIP code well - the winding streets off East Hillsdale Boulevard, the condo clusters around the central lagoon, the original single-family homes on Pilgrim and Biscayne. If you live here, your ducts are likely 45 to 55 years old, and they’ve been breathing salt-laden bay air since the day they were installed. That matters. Call (844) 685-6342 for a free estimate.
Why Bellows Air Duct & Vent Co. Is Foster City’s Preferred HVAC Cleaning Company
Foster City homeowners call us back because we don’t bait-and-switch. Our HVAC Cleaning in Foster City crews carry camera equipment on every truck, and you’ll see the inside of your ducts before we start and after we finish. No claim without proof.
Ray Castillo still answers calls personally when he’s in the office, and our phone lines are staffed by a live person 24 hours a day - not a voicemail tree, not an app. Background-checked, uniformed technicians arrive when we say they will. Most Foster City jobs wrap in one visit.
Our 90-Day Done Right Promise is stamped on every invoice: if the work isn’t right, we return at no charge with no paperwork to argue over. We’ve honored that promise since 2012.
Our HVAC Cleaning Services in Foster City
Evaporator Coil Cleaning
The evaporator coil in your Foster City air handler is where lagoon moisture does its worst work. Salt-laden humidity drawn through aging ductwork condenses on the coil fins, creating a sticky biofilm that standard filters can’t stop. We clean coils with professional-grade foaming agents and soft-bristle tools - no pressure-washing that bends delicate aluminum fins. On homes near the central lagoon, we often find coils needing treatment twice as frequently as inland San Mateo properties. A clean coil pulls less electricity and moves colder air.
Blower Cleaning
Your blower motor and squirrel-cage assembly sit downstream from the return duct, which means every particle of degraded fiberglass lining and salt-crystal dust from your 1970s ductwork passes through it. In Foster City’s vintage housing stock, blower wheels commonly accumulate a quarter-inch blanket of fine debris that throws the entire system out of balance. We remove the assembly, clean it outside the unit, and verify amp draw before reassembly. The difference in airflow is immediate.
Condenser Cleaning
Foster City’s bay-side location means outdoor condenser coils collect salt spray and airborne particulates year-round, not just during pollen season. Salt is conductive and corrosive; left in place, it accelerates fin deterioration and refrigerant leaks. We wash coils with low-pressure, non-acidic foaming cleaner and straighten bent fins with a precision comb. For lagoon-fronting homes on streets like Beach Park Boulevard, we recommend annual condenser service - the salt load is simply higher there.
Air Handler Cleaning
The air handler is the heart of your Foster City system, and in these 45-to-55-year-old homes it’s often a metal cabinet that has never been opened for proper cleaning. We inspect the cabinet interior, drain pan, and secondary drain lines for standing water and microbial growth. Given Foster City’s persistent humidity, clogged drain lines are a routine find. We clear them, treat the pan with antimicrobial, and verify the float switch operates. A flooded air handler in a lagoon-adjacent home is a mold event waiting to happen.

Trusted Brands We Service in Foster City
Our trucks carry professional-grade equipment from Rotobrush, Abatement Technologies, and Aprilaire - the same brands serious HVAC contractors specify for their own homes. We stock Guardsman antimicrobial coil treatments for Foster City’s salt-air climate, where standard treatments wash away too quickly. Parts and supplies are warehoused regionally, so if your 1970s air handler needs a component we don’t have on the truck, we can typically source it within 24 hours. You’re not waiting two weeks for a coil treatment or a replacement blower belt.
Common HVAC Cleaning Problems We See in Foster City Homes
- Pinhole corrosion in sheet-metal duct walls. Salt-air infiltration eats through the thin galvanized steel used in Foster City’s original 1960s-1970s build-out, creating pinholes that pull unfiltered lagoon moisture directly into the airstream. Camera inspection reveals these as rust blooms and light leaks where the duct runs through crawl spaces.
- Degraded fiberglass lining becoming airborne. Fifty-year-old fiberglass duct interior breaks down into respirable particles that bypass filters and coat evaporator coils and blower wheels. We regularly find coils in Foster City loaded with a gray mat of fiberglass and dust that reduces heat transfer by 30 percent or more.
- Dry-rotted flex duct at connection collars. Original flex duct from the master-planned build-out has hardened and cracked at the metal collars, creating bypass paths that draw humid, unfiltered air from crawl spaces and attic cavities. The lagoon moisture makes this worse - flex duct in Foster City fails faster than in drier Belmont or San Carlos.
- Microbial growth in supply ductwork near lagoon frontage. On streets backing directly onto Foster City’s internal waterways, we find mold colonizing supply-side ducts in systems as young as 15 years. Constant evaporation off the lagoon surface keeps ambient humidity elevated well beyond what the rest of the Bay Area experiences, and that moisture finds its way into any duct with compromised sealing.

FAQs - HVAC Cleaning in Foster City
Your ducts are likely drawing humid, salt-laden air through pinhole corrosion or degraded seals, especially if your home is on or near the lagoon. Foster City’s ambient humidity stays elevated year-round from bay and lagoon evaporation, and any breach in the duct envelope pulls that moisture directly into the airstream. Call (844) 685-6342 for a camera inspection - we’ll show you exactly where the infiltration starts.
Not all, but most 1975 duct systems in Foster City are at or beyond functional end-of-life. The combination of 50-year-old materials and decades of salt-air exposure means degraded flex duct, failed duct-tape seals, and corroded sheet metal are the rule rather than the exception. We camera-inspect first and replace only what’s actually failed - sometimes a partial repair with mastic-sealed galvanized duct is sufficient. Call for a free assessment.
The salt itself isn’t the primary health concern - it’s the persistent moisture that salt-laden air delivers, which sustains mold and bacterial growth that wouldn’t survive in drier conditions. Foster City’s lagoon microclimate creates ideal colonization conditions year-round. We treat affected ductwork with antimicrobial and address the moisture source, typically failed seals or corroded duct walls. Camera verification confirms the remediation.
Lagoon-fronting homes in Foster City typically need full system cleaning every 18 to 24 months, versus 3 to 5 years for drier inland locations. The salt and humidity load simply accelerates coil fouling, blower contamination, and microbial growth. Annual condenser cleaning is also wise for salt-spray exposure. We note your address and call you when you’re due - no mailing list, just a reminder.
Yes. The condo clusters around Foster City’s central lagoon - Edgewater Place, the complexes off East Hillsdale - share the same salt-air exposure and often the same 1970s-era duct materials as the single-family homes. We clean both individual unit systems and main trunk lines where HOA agreements permit. Call (844) 685-6342 to discuss your building’s access and any HOA coordination needed.
